In the sequential approach the recovery of a loss does not start until the damage assessment, estimating, and traditional contractor bidding stages have been completed. By utilizing the phased approach recovery begins immediately, while the damage assessments and contractor bidding is ongoing. Both approaches are viable ways to accomplish job completion and both require detailed levels of management. DEFINE THE SCOPE OF DAMAGE
The establishment of a realistic scope of damage is one of the initial steps necessary to gain control of a loss. Through years of experience we have found that many traditional contracting companies have a tendency to "over scope" and "over price" a loss in order to protect or maximize, their profit margins. This type of inflated and overly conservative approach to damage assessment, typically leads to unnecessary additional cost of construction. It can also increase time element losses because unnecessary work has been included in the scope of damage, which lengthens the reconstruction period. RMC’s personnel are experienced in separating the damages caused by a catastrophic event from pre-existing damage, which may have been created as a result of deferred maintenance or an original construction defect. Our systematic approach to documenting these issues facilitates the claims settlement process. Our ability to monitor or set a pre-determined scope of repair can dramatically reduce the size and cost of a loss settlement.

ESTIMATE THE COST OF REPAIR RMC will obtain or create all the necessary documentation relative to producing an accurate estimate of cost to reconstruct any facility or structure. RMC’s personnel have years of claims estimating experience. By using software specific to the industry, we can produce estimates quickly and in a variety of formats. Because we are experienced in claims estimating, we know how to separate pre-existing damages from damages caused by catastrophes. Our methods of pricing an estimate include the use of standard unit rates provided by various construction associations, development of unit rates to reflect the current local market, and by obtaining local vendor pricing and contractor proposals on the scope of damages.

PROJECT PLANNING, SCHEDULING and COORDINATION RMC personnel are experienced in aiding a client in planning the reconstruction of a loss from the permitting phase to the certificate of occupancy. Scheduling a reconstruction project at the summary, intermediate and detailed levels facilitate the ability of the individual trades to plan their daily work activities. This process enables job site supervisors to calculate their material and manpower needs for future project activities and reduces project waste. Intermittent job site coordination meetings are conducted that allow supervisors of different trades to have input on these schedules. This process not only maintains the accuracy of the schedule, but also utilizes the team approach in completing the project.

MATERIAL, LABOR TRACKING and CONTROL Many disaster claims are settled by utilizing the Phased method of reconstruction. In this approach the scope of damages is determined as the project progresses. Although this method of claims settlement can save the client money, it must be closely monitored and controlled. RMC can document the purchase of materials or equipment and monitor the delivery dates of long lead-time items. This enables us, when necessary, to alert our client of any expediting costs for difficult to obtain items that may impede the completion of the project schedule. We constantly monitor labor to determine if it is appropriate to increase or decrease manpower based on production, quality and safety. This aids the contractors in meeting or exceeding their schedule, thus minimizing the time element loss of a facility.

PRODUCTIVITY IMPROVEMENTS
RMC has the capabilities to monitor, analyze and diagnose productivity restrictions. Many contractors believe in automatically adding manpower to a job site when they are behind on a schedule. This is not always the optimal solution. By monitoring and analyzing the productivity of the craftsmen we can identify any work restrictions and correct them. This approach often results in increased production from the personnel already on site and alleviates the need to add manpower. Workflow improvements can be as simple as re-sequencing a job activity or relocating a piece of equipment to a more convenient space. These productivity improvement techniques have proven valuable on projects of all sizes and types, but seem to have the most impact on projects with many repetitive activities such as the reconstruction of refineries, chemical plants or mills.
