The experience of RMC's personnel in renovating and repairing existing properties provides a building owner state of the art renovation technology at the lowest cost available. The renovation of existing properties provides many unique challenges including the presence of asbestos, existing tenants, ingress/egress commitments, and many potential code compliance up-grades. These issues are foreign to many in the building industry because most companies are focused upon new construction. RMC is focused upon solving problems with existing buildings. We assist owners in maximizing the utilization of their properties by applying our extensive renovation expertise to ensure that the maximum value is obtained for the renovation cost incurred. Because of our knowledge of this field we can typically save our clients far more than our fee.

DUE DILIGENCE STUDIES, COST ESTIMATING and SCHEDULING

RMC can assemble a team to produce a complete physical due diligence study for current or prospective owners. Each study is custom tailored to fit the particular needs of the client. Our studies can range from a cursory examination to a complete report on all building components designed to meet the strictest institutional requirements. This service can include a building code compliance survey, a mechanical/electrical/plumbing survey, a structural evaluation, an asbestos survey, an elevator inspection, a geological fault inspection, a fire standpipe inspection, a curtain-wall inspection, and a roof inspection. RMC can also produce a detailed project budget which itemizes the cost of repairing any deficiencies found in the due diligence study and a schedule reflecting the time it would take to complete those repairs, providing clients with all the information necessary to make an acquisition or renovation decision.

FEASIBILITY STUDIES

RMC can also assist a client in determining the financial feasibility of the acquisition and/or redevelopment of an existing project for single or multiple tenant use. This service can include the preparation of a financial model to analyze the potential return from the renovation, conducting a broker survey to gauge the market perception of the existing project, the assembly of a design team to analyze the building's design weaknesses and propose solutions, preliminary pricing of the renovation steps, and preliminary scheduling of the entire redevelopment process.
